Some things are hard to find.
Strong, year-round spring water is one of them.
Tucked into the rugged country between Leakey and Vanderpool, Headwater Hollow Ranch brings together powerful live springs, cool limestone hollows, and 318± acres of native Hill Country terrain. Water runs clear over rock shelves and through shaded pockets beneath the limestone, with oak-covered hills and open clearings stretching beyond the creek.
Headwater Hollow Ranch sits between Leakey and Vanderpool, with access off paved FM 337. Leakey is approximately 11± miles east, while Vanderpool lies about 10± miles west. Kerrville is roughly 1 hour and 15 minutes away, and San Antonio is approximately 2 hours to the east.
Access begins off paved FM 337, transitioning to an established network of newly constructed interior ranch roads. Recent investment in road construction has improved accessibility throughout the property, giving the next owner a valuable head start.
Headwater Hollow Ranch brings together a wide range of Hill Country terrain across its 318± acres. Open grassy clearings break up the rolling, oak-covered hills, with native grasses and scattered trees in some areas and thicker woods in others. Deep draws and rocky drainages cut through the landscape, exposing rugged limestone formations and natural rock shelves that add character to the land.
The terrain rises and falls throughout the property, with wooded slopes, rocky outcrops, and pockets of open ground tucked between the hills. No two stretches look quite the same, with the land shifting from open clearings to rocky, wooded country farther into the ranch.
Powerful live springs feed the creek keeping water flowing consistently
through the limestone terrain. Clear water glistens and flows over limestone
shelves pooling beneath rock overhangs, and winds around boulders
scattered throughout the creek bed. Mature trees shade the hollows, where
the limestone stays cool and the water feels downright cold.
Springs this strong are hard to come by in the Hill Country. Here, they are
a defining part of the land.
Live oaks and other native hardwoods cover much of the ranch, with thicker growth following the creek and its cool, shaded hollows. Ferns and moisture loving plants grow along the limestone shelves near the spring-fed water, while native grasses, vines, and browse plants fill the spaces between trees and across the more open ground.
The vegetation changes with the terrain, from lush creek bottoms tucked beneath the limestone to drier, more open hillsides dotted with native trees and brush.
Headwater Hollow Ranch provides habitat for the wildlife that calls this part of the Texas Hill Country home including native wildlife and free-range exotics. The mix of wooded hillsides, open clearings, rocky draws, and spring-fed creek bottoms creates a variety of natural cover and habitat across the ranch.
